Short answer: Flats in Ahmedabad cost about ₹5,900 per sq ft on average in 2026, according to Square Yards listings. That ranges from about ₹3,700 in Vastral and ₹3,800 in Naroda to ₹8,950 in Bodakdev and Thaltej, and ₹12,700 in GIFT City. • Metro. Ahmedabad Metro runs about 68 km on four lines. Phase 2, completed in January 2026, links Motera to Mahatma Mandir in Gandhinagar and to GIFT City. The Union Cabinet approved a 6 km, 5-station line from Koteshwar Road to the airport in June 2026, a short GIFT City–Shahpur Circle extension is out to tender, and a Blue Line extension from Thaltej to Godhavi towards Sanand is planned.
  • Bullet train. The Mumbai–Ahmedabad high-speed line ends at Sabarmati. The first section, Surat–Bilimora, is due in 2027, and the full corridor by the end of 2029, according to the Railways Minister in July 2026.
  • 2030 Commonwealth Games. Ahmedabad was confirmed as host in November 2025, for Games planned in October 2030. The Narendra Modi Stadium in Motera will host the ceremonies, and the new Sardar Vallabhbhai Patel Sports Enclave in Naranpura will host several sports. India sees the Games as a step towards a bid for the 2036 Olympics.
  • GIFT City. India's international financial services centre near Gandhinagar has the city's most expensive new flats and is now on the metro.

These projects support the north (Motera, Chandkheda, Naranpura) and the Gandhinagar corridor most. Buy for what exists today, and treat future projects as a bonus.

Stamp duty, jantri and buying costs

The jantri is Gujarat's government-set minimum property value, the equivalent of a circle rate. The rates in force took effect in April 2023, roughly doubling the 2011 values. A further revision was published in draft in November 2024 but had not been finally notified by 2026; if it goes ahead, it would raise stamp duty where jantri values exceed sale prices.

Figure 27. Eight checks before you buy. Details below.

  1. Check GujRERA registration. For a new project, search it on the Gujarat Real Estate Regulatory Authority website and read its approvals, timelines and quarterly updates.
  2. Search the title. Have a lawyer trace the title through registered deeds for about 30 years and get a search report for loans or disputes.
  3. Check the 7/12 extract and NA order. Confirm the land record (7/12 or property card) and that the land has non-agricultural permission; land records are available on AnyROR.
  4. Ask for the BU permission. For a ready flat, check the building use permission from AMC or AUDA, which confirms the building was completed as approved.
  5. Look up the jantri value. Stamp duty is charged on the higher of the price and the jantri value; check it on the Garvi portal.
  6. Check flooding and drainage. Ask about waterlogging in the monsoon, especially in low-lying areas and near the river and lakes.
  7. Visit the site. Check water supply, the commute to work and the distance to the nearest metro or BRTS stop.
  8. Budget for all costs. Add stamp duty, registration, GST on under-construction homes, brokerage, maintenance deposits and interiors.

Outlook for 2026 and 2027

  • Modest price growth. About 3% a year on Knight Frank's figures, with faster rises in some quarters.
  • More supply. Unsold stock rose 10% to 8.1 quarters of sales, which favours buyers.
  • Strong rental returns. Yields of about 3.5% to 5% should hold up.
  • Big projects. The airport metro line, the bullet train and Commonwealth Games works will improve the north and the Gandhinagar corridor.
  • A possible jantri revision. It would raise stamp duty on some deals if it goes ahead.

The data points to a steady, affordable market with high rental yields and modest price growth. No reliable price forecast has been published.

Risks

  • Rising unsold stock. 37,727 unsold homes, up 10%, may slow price growth in new-supply areas.
  • Event hype. Prices near Commonwealth Games venues may run ahead of what the Games actually deliver.
  • Waterlogging. Low-lying parts of the city flood in heavy monsoon rain.
  • Jantri revision. Higher jantri values would raise stamp duty and could affect home loan valuations.
  • Weak office demand. High office vacancy means fewer large employers driving housing demand than in Bengaluru or Hyderabad.

It ranges from about ₹3,700 in Vastral and ₹3,800 in Naroda to ₹8,950 in Bodakdev and Thaltej, and ₹12,700 in GIFT City. PropTiger's average for Q2 2026 was ₹5,295, the lowest of India's eight biggest markets, and Knight Frank's weighted average was ₹4,826 in H1 2026.

How much have Ahmedabad property prices increased?

Price growth is moderate. Knight Frank's weighted average rose 3% in the year to H1 2026, while PropTiger recorded a 7% rise in the single quarter to Q2 2026, the strongest of the eight big cities. Square Yards' asking prices rose about 0.6% in the latest quarter.

Which is the best area to buy a flat in Ahmedabad?

It depends on budget and lifestyle. Bodakdev, Thaltej, Sindhu Bhavan Road, Ambli and Vastrapur are the premium western areas. Satellite and Prahlad Nagar are central and well established. Bopal, Shela and Gota offer newer projects at mid-range prices, Chandkheda and New Ranip suit budget buyers in the north, and Nikol, Naroda and Vastral are the cheapest. GIFT City suits people working in finance and tech there.

What is the stamp duty in Ahmedabad?

Gujarat charges 4.9% stamp duty and a 1% registration fee, 5.9% in all, on the higher of the price and the jantri value. A woman buying property in her sole name pays no registration fee, so her cost is 4.9%. On a ₹1 crore flat, that is about ₹5.9 lakh for a man and ₹4.9 lakh for a woman, among the lowest of India's big cities.

What is the jantri rate in Ahmedabad?

The jantri is Gujarat's government-set minimum property value, used to calculate stamp duty. The rates in force date from April 2023, when the state roughly doubled the 2011 values. A further revision was published in draft in November 2024 but had not been finally notified by 2026. Check the current jantri value for a property on the Garvi portal.

How many homes are sold in Ahmedabad?

Knight Frank counted 14,300 homes sold in Ahmedabad in January to September 2026 and 9,581 in H1 2026, up 2%. PropEquity counted 51,148 homes sold in 2025, down 8% but still the most of any tier-2 city. PropTiger recorded 7,541 sales in Q2 2026, down 20% on a year earlier.

What is the rental yield in Ahmedabad?

Gross rental yields in Ahmedabad are about 3.5% to 5% on Square Yards listings, among the highest of India's big cities. Shela (5.1%) and Bopal (5.0%) are highest, and Thaltej and Vastrapur (about 3.4%) lowest. A 2 BHK typically rents for about ₹18,000 to ₹32,000 a month.

Will the 2030 Commonwealth Games raise property prices in Ahmedabad?

Ahmedabad was confirmed as host of the October 2030 Commonwealth Games in November 2025, with the Narendra Modi Stadium in Motera and the new Sardar Vallabhbhai Patel Sports Enclave in Naranpura as key venues. The Games bring roads, metro links and sports facilities that should help areas such as Motera, Chandkheda and Naranpura. Event-driven price jumps are uncertain, so buy for the home's own value rather than the Games.

Which metro lines are open in Ahmedabad?

Ahmedabad Metro runs about 68 km on four lines: the Blue Line (Thaltej to Vastral), the Red Line (Motera to APMC), the Yellow Line (Motera to Mahatma Mandir in Gandhinagar, completed in January 2026) and the Violet Line to GIFT City. A 6 km line to the airport was approved in June 2026, and a Blue Line extension from Thaltej to Godhavi is planned.

When will the bullet train reach Ahmedabad?

The first section of the Mumbai–Ahmedabad bullet train, Surat to Bilimora, is due to open in 2027. The Railways Minister said in July 2026 that the full corridor, ending at Sabarmati in Ahmedabad, should be complete by the end of 2029.

Is it a good time to buy property in Ahmedabad?

Ahmedabad is one of India's most affordable big cities, with steady but modest price growth and high rental yields. Unsold stock rose 10% to about 8.1 quarters of sales, so buyers have choice and room to negotiate. It suits end-users and long-term investors more than short-term traders.

What is the EMI on a ₹1 crore flat in Ahmedabad?

With a 20% down payment and an ₹80 lakh loan for 20 years at 8%, the EMI is about ₹66,900 a month. A similar flat would rent for about ₹33,300 a month at a 4% gross yield, so the EMI is about 2 times the rent, a smaller gap than in most big cities.

SG Highway or Bopal: which is better?

Areas along SG Highway such as Bodakdev, Thaltej and Prahlad Nagar are established and close to offices, at about ₹7,950 to ₹8,950 per sq ft. Bopal and Shela, further west, are newer and cheaper at about ₹5,400 to ₹5,550, with higher rental yields of about 5%, but longer commutes.

What should I check before buying a flat in Ahmedabad?

Check GujRERA registration, a title search going back about 30 years, the 7/12 extract and non-agricultural (NA) order for the land, the building use (BU) permission from AMC or AUDA, the jantri value, and the area's flooding and drainage record. Budget for 5.9% stamp duty and registration plus GST on under-construction flats.

How we compiled this guide

  • Area prices are average asking prices for apartments from Square Yards' area pages, checked between June and October 2026. Asking prices are what sellers list, not final sale prices, and they move as listings change.
  • City-wide trends, sales and supply come from research firms such as ANAROCK, Knight Frank, PropEquity, JLL and Crisil, as labelled under each chart. Each firm tracks different projects and periods, so we show their figures side by side rather than combining them.
  • Calculated figures, such as floor area for a budget, EMIs (80% loan, 20 years, 8%), rent at a stated yield and buying costs, are our own arithmetic from those sources.
  • Stamp duty and registration rates are taken from state rules as reported by the sources listed. Confirm the exact amount with the sub-registrar before you pay.
  • Dates. This guide was published on 12 October 2026. We plan to review it in January 2027.
