EMI or rent?

  1. Check MahaRERA registration. Search the project on the MahaRERA website and read its approvals, timelines and complaints.
  2. Search the title. Have a lawyer search the title for at least 30 years and check for loans or disputes.
  3. Check approvals and the occupancy certificate. Confirm building plan approval from PMC, PCMC or PMRDA and, for a ready flat, the occupancy certificate.
  4. Look up the ready reckoner rate. Stamp duty is charged on the higher of the agreement value and the ready reckoner value.
  5. Check dues. For resale, confirm society, maintenance, property tax and utility dues are paid and the share certificate transfers.
  6. Check the water supply. Ask whether the building gets municipal water or depends on tankers, which is common in newer suburbs.
  7. Visit the site. Visit at rush hour to check traffic, especially on routes to Hinjewadi and Kharadi.
  8. Budget for all costs. Add stamp duty, registration, GST on under-construction homes, brokerage and interiors.

Outlook for 2026 and 2027

  • Steady price growth. 5% to 6% a year on current measures.
  • More supply. Launches have outpaced sales, so unsold stock is rising and buyers can negotiate.
  • Buyers are moving up. Mid-priced homes are gaining share from the cheapest.
  • Better connections. Line 3 and the ring road's western stretch are due in 2026 and 2027.
  • Jobs keep growing. Office leasing rose 29% in H1 2026.

The data points to a stable market with modest price growth. No reliable price forecast has been published.

Risks

  • Rising unsold stock. Too much new supply could hold back prices in some suburbs.
  • Traffic. Commutes to Hinjewadi and Kharadi can be slow until new metro lines open.
  • Water supply. Some newer suburbs rely on tankers.
  • Infrastructure delays. Metro, ring road and airport dates have slipped before.
  • Flooding. Some low-lying areas near rivers and streams flood in heavy rain.

Frequently asked questions

What is the average property price in Pune in 2026?

The average asking price for flats in Pune was about ₹13,550 per sq ft in September 2026, according to Square Yards listings. It ranges from about ₹5,900 in Talegaon Dabhade and ₹8,100 in Undri to ₹18,200 in Aundh and ₹18,800 in Kothrud. ANAROCK's average for new projects was ₹8,300 per sq ft in Q2 2026, and Knight Frank's weighted average was ₹10,063 in H1 2026.

How much have Pune property prices increased?

ANAROCK's average for Pune rose 51% between 2019 and Q2 2026. In the latest year, prices rose about 5% to 6%: ANAROCK and Knight Frank both put the rise at 5%, and JLL at 6%.

Which is the best area to buy a flat in Pune?

It depends on budget and workplace. Kothrud, Aundh, Baner, Koregaon Park and Viman Nagar are the premium choices. Hinjewadi, Wakad and Baner suit people working in the western IT parks, and Kharadi, Viman Nagar and Hadapsar suit those in the east. Wagholi, Undri, Ravet and Talegaon Dabhade offer the lowest prices.

What is the stamp duty in Pune?

In the Pune and Pimpri-Chinchwad municipal areas, stamp duty is 7% for men, made up of 5% stamp duty, 1% local body tax and 1% metro cess. Women buying in their own name pay 6%. Registration is 1% of the value, capped at ₹30,000. Duty is charged on the higher of the agreement value and the ready reckoner value.

What is the rental yield in Pune?

Square Yards puts Pune's average gross rental yield at about 3.8%, among the higher figures for big Indian cities. It ranges from about 3% in Aundh and Kothrud to 5% in Wagholi. A 2 BHK typically rents for ₹20,000 to ₹40,000 a month, and nearly ₹50,000 in Viman Nagar.

What can I buy in Pune for ₹1 crore?

At average asking prices, ₹1 crore buys about 1,700 sq ft in Talegaon Dabhade, about 1,100 to 1,250 sq ft in Wagholi or Undri, about 800 to 950 sq ft in Hinjewadi, Ravet or Kondhwa, and about 530 to 550 sq ft in Kothrud or Aundh.

Are Pune housing sales falling?

Sales have cooled slightly. Knight Frank counted 36,402 homes sold in January to September 2026, largely unchanged on a year earlier. ANAROCK's figures show a sharper fall of 15% in Q2 2026. Launches rose 17% in H1 2026 and unsold stock rose 19%, so buyers have more choice.

Which metro lines are open in Pune?

The Purple Line runs from PCMC to Swargate and the Aqua Line from Vanaz to Ramwadi. Line 3, from Hinjewadi to Shivajinagar, is due to open its first phase to Balewadi around December 2026 and to reach Shivajinagar by March 2027. Extensions to Nigdi and Katraj have been approved.

When will the Purandar airport open?

The new Purandar airport is still at the land acquisition stage. By September 2026, the district administration had taken possession of about three-quarters of the 1,216 hectares needed. Construction is targeted to start in late 2026, with operations around 2029 to 2030.

Is it a good time to buy property in Pune?

Prices are rising a steady 5% to 6% a year, rental yields are relatively high and supply has grown faster than sales, which gives buyers room to negotiate. New metro lines and the ring road should improve access to the western and eastern suburbs over 2026 to 2028.

Hinjewadi or Kharadi: which is better?

Both are IT hubs. Hinjewadi is cheaper at about ₹11,400 per sq ft and gets the Line 3 metro, but suffers heavy traffic. Kharadi costs more at about ₹14,950, is closer to the airport and city centre, and has a similar rental yield of about 4%.

What should I check before buying a flat in Pune?

Check MahaRERA registration, a title search going back at least 30 years, building approvals and the occupancy certificate, the ready reckoner rate, that society or developer dues are paid, and the reliability of water supply, which varies a lot in Pune's newer suburbs.

How we compiled this guide

  • Area prices are average asking prices for apartments from Square Yards' area pages, checked between June and October 2026. Asking prices are what sellers list, not final sale prices, and they move as listings change.
  • City-wide trends, sales and supply come from research firms such as ANAROCK, Knight Frank, PropEquity, JLL and Crisil, as labelled under each chart. Each firm tracks different projects and periods, so we show their figures side by side rather than combining them.
  • Calculated figures, such as floor area for a budget, EMIs (80% loan, 20 years, 8%), rent at a stated yield and buying costs, are our own arithmetic from those sources.
  • Stamp duty and registration rates are taken from state rules as reported by the sources listed. Confirm the exact amount with the sub-registrar before you pay.
  • Dates. This guide was published on 12 October 2026. We plan to review it in January 2027.
