Noida has had the fastest home price growth of any major Indian city since 2019.

Short answer: Flats in Noida cost about ₹12,650 per sq ft on average in 2026. That ranges from about ₹10,650 in Sector 168 to ₹18,100 in Sector 128, and from ₹8,350 to ₹8,750 in Greater Noida. Prices are up 125% since 2019, faster than any other major Indian city, and are still rising 7% to 8% a year. Rents return only about 2.6% a year. Owning costs about 3.1 times as much each month as renting the same flat. That gap is wider than in Mumbai, because Noida rents are low relative to prices. Buying makes most sense if you plan to stay for many years or expect prices to keep rising.

Greater Noida, including Greater Noida West and the Yamuna Expressway, accounts for about a fifth of NCR sales and a quarter of its unsold homes. Noida itself is a smaller share, about 7% of NCR sales and launches in Q1 2026, because little new land is available. Developers are launching more expensive homes: luxury and ultra-luxury projects made up 45% of NCR launches in Q2 2026.

  • Noida International Airport (Jewar). Phase 1 was inaugurated on 28 March 2026 and commercial flights began on 15 June 2026. It is about 70 km from central Noida along the Noida and Yamuna expressways, and is expected to drive jobs and housing demand along the Yamuna Expressway.
  • Aqua Line. Open since January 2019 from Noida Sector 51 to Greater Noida Depot, with over 63,000 riders a day by January 2026.
  • Sector 142 to Botanical Garden. An 11.56 km line with eight stations, including Sectors 44, 93, 97, 105 and 108, approved by the Union Cabinet in February 2026 at ₹2,254 crore. Construction is expected to take about four years.
  • Greater Noida West metro. A line from Noida Sector 61 to Greater Noida West was approved by the Public Investment Board on 22 July 2026. Stations are likely to include Sectors 70, 122 and 123 and Gaur Chowk.
  • Depot to Boraki. A 2.6 km Aqua Line extension to a planned transport hub at Boraki, approved in July 2025 with a three-year build period.
  • Yamuna Expressway projects. YEIDA has allotted land for data centres near the airport and plans a film city, which add jobs in the area.

Leasehold land and the registry problem

How leasehold land and the registry work in NoidaThree panels: the Noida, Greater Noida or Yamuna Expressway authority leases land to a developer, usually for 90 years; the developer builds and must pay land dues and get a completion certificate; the buyer gets a registered sub-lease deed, the registry, once dues are cleared.AuthorityNoida, Greater Noida orYEIDA leases the land to adeveloper, usually for 90years→DeveloperBuilds the project and mustpay land dues and get acompletion certificate→BuyerGets a registered sub-leasedeed (the registry) oncedues are cleared
Figure 28. How leasehold land and the registry work in Noida and Greater Noida.

Most land in Noida, Greater Noida and along the Yamuna Expressway belongs to the development authorities, which lease it to developers. A buyer's flat is registered through a sub-lease deed, often called the registry. When a developer has not paid the authority's land dues, flats in the project cannot be registered, even after buyers move in.

Buyers' groups estimated about 75,000 flats in Noida and Greater Noida were awaiting registry in late 2024. In December 2023, Uttar Pradesh adopted a rescue package based on the Amitabh Kant committee's recommendations. It lets registries go ahead once a developer pays 25% of its dues, and GNIDA reported about 10,000 registries in the first six months. Some projects remain stuck in insolvency. Before buying, ask the authority or the developer whether registries are taking place in the project.

  1. Check UP RERA registration. Search the project on the UP RERA website and read its approvals, timelines and complaints.
  2. Check the authority's land dues. Ask whether the developer has paid the Noida, Greater Noida or YEIDA land dues; unpaid dues can block the registry.
  3. Search the title and lease deed. Have a lawyer check the lease deed, the title chain and any loans against the project.
  4. Check the completion certificate. For a ready flat, confirm the authority has issued a completion or occupancy certificate.
  5. Look up the circle rate. Stamp duty is charged on the higher of the sale price and the circle rate value.
  6. Confirm the registry status. Check that flats in the project are being registered, and for resale get the registered sub-lease deed.
  7. Visit the site. Visit at rush hour to check traffic, water supply, power backup and how far the metro is.
  8. Budget for all costs. Add stamp duty, 1% registration, GST on under-construction homes, brokerage, maintenance deposits and interiors.

Outlook for 2026 and 2027

  • Prices are still rising, more slowly. 7% to 8% a year in Noida on Knight Frank's figures, after more than doubling since 2019.
  • Sales have cooled. NCR sales fell 11% in January to September 2026, though mostly in Gurugram.
  • The airport is open. Flights from Jewar should support demand along the Yamuna Expressway as services and jobs grow.
  • More metro lines are coming. Three extensions were approved between 2025 and 2026, including Greater Noida West's first metro.
  • Supply is shifting upmarket. Luxury launches dominate, while new affordable homes are scarce.

The data points to steady but slower price growth. No reliable price forecast has been published.

Risks

  • Registry and land dues. Unpaid dues can leave you unable to register your flat.
  • Stalled projects. Several large developers have gone into insolvency; check the developer's record.
  • Low rental yield. Rents cover only a small part of an EMI.
  • Infrastructure timelines. Metro lines and airport phases can be delayed.
  • Air quality. NCR winter pollution is severe; factor this into your decision.

How we compiled this guide

  • Area prices are average asking prices for apartments from Square Yards' area pages, checked between June and October 2026. Asking prices are what sellers list, not final sale prices, and they move as listings change.
  • City-wide trends, sales and supply come from research firms such as ANAROCK, Knight Frank, PropEquity, JLL and Crisil, as labelled under each chart. Each firm tracks different projects and periods, so we show their figures side by side rather than combining them.
  • Calculated figures, such as floor area for a budget, EMIs (80% loan, 20 years, 8%), rent at a stated yield and buying costs, are our own arithmetic from those sources.
  • Stamp duty and registration rates are taken from state rules as reported by the sources listed. Confirm the exact amount with the sub-registrar before you pay.
  • Dates. This guide was published on 12 October 2026. We plan to review it in January 2027.
