Short answer: The biggest new residential projects in Mumbai in 2026 are Godrej Trilogy in Worli (revenue potential over ₹10,000 crore), Embassy Citadel in Worli (GDV over ₹8,800 crore), Sattva Sumera in Parel (₹5,500 crore), The Address by GS in Wadala (₹5,000 crore) and Piramal Vaikunth phase 2 in Thane (₹4,700 crore). The fastest sellers include Godrej Trilogy, Birla Taranya in Thane and Purva Estrella in Andheri West. Big launches still to come include Adani Realty's Bandra Reclamation and Goregaon projects and DLF's Westpark phase 2.

Key takeaways

  • The launched projects that published a GDV or revenue potential add up to about ₹43,120 crore.
  • Luxury leads: two Worli towers alone account for over ₹18,000 crore, and Godrej Trilogy averages about ₹20 crore a home.
  • Central Mumbai (Parel, Wadala, Sion, Sewri) and the western suburbs have the most new projects, five each.
  • Many launches are redevelopments or joint developments with land owners, so the agreement terms matter.
  • Demand is strong: MMR sales rose 5% in July to September 2026 while launches rose 27% (Anarock).

Figure 7. Six checks to make before booking a new flat in Mumbai.
  1. Check the MahaRERA record. Search the registration number for your tower and check the promoter, approvals, carpet areas, completion date and progress reports.
  2. Read the redevelopment terms. For redevelopment or joint development projects, check the development agreement and that the society or land owner has agreed in writing.
  3. Compare carpet-area price. Divide the all-in price by the RERA carpet area and compare it with ready flats nearby.
  4. Check the payment plan. Pay in line with construction progress, and check the delay penalty and cancellation terms in the agreement for sale.
  5. Add stamp duty and GST. Budget about 6% stamp duty (5% for women), registration of up to ₹30,000, and 5% GST if the flat is under construction.
  6. Visit at peak traffic time. Check the commute and the nearest metro or railway station at rush hour before you book.

Risks to weigh

  • Long build times. Some projects list completion as late as 2032.
  • Redevelopment risk. Disputes with societies or land owners can delay projects; check the agreements.
  • More supply. Launches in MMR rose 27% in July to September 2026, faster than sales.
  • Prices are rarely published. Compare all-in carpet-area prices, not headline prices.
  • Upcoming projects can slip. Planned launch dates are the developer's plans, not commitments.

Frequently asked questions

By disclosed value, the largest are Godrej Trilogy in Worli (revenue potential over ₹10,000 crore), Embassy Citadel in Worli (GDV over ₹8,800 crore), Sattva Sumera in Parel (₹5,500 crore), Raymond Realty's The Address by GS in Wadala (₹5,000 crore) and Piramal Vaikunth phase 2 in Thane (₹4,700 crore).

Which new Mumbai launches have sold the fastest?

Godrej Trilogy sold nearly 100 homes worth over ₹2,000 crore within about three months. Birla Taranya in Thane booked ₹1,007 crore within about three months of RERA approval, and Purva Estrella in Andheri West sold about 85% of its first release, worth over ₹800 crore.

What is the cheapest new launch in this list?

Most developers do not publish prices. Among those that do, Prestige Forest Hills phase 2 in Mulund starts at about ₹2.73 crore and Sobha Inizio's 1 BHK homes start at about ₹2.8 crore. For lower budgets, look at Thane, Navi Mumbai and the outer eastern and western suburbs.

Which upcoming Mumbai projects are worth watching?

Adani Realty plans an ultra-luxury project at Bandra Reclamation and a large cluster redevelopment in Goregaon West, DLF plans phase 2 of The Westpark in Andheri West, Embassy has a luxury project in Juhu awaiting approvals, and Raymond Realty plans two Mahim projects for October to December 2026.

What is the stamp duty on a new flat in Mumbai?

In Mumbai, stamp duty is generally 6% of the agreement value or ready reckoner value, whichever is higher (5% duty plus 1% metro cess). Women buyers get a 1% concession. Registration is 1%, capped at ₹30,000. Confirm current rates on the IGR Maharashtra website.

How much GST do I pay on an under-construction flat?

GST is 5% of the price, without input tax credit, for an under-construction flat, or 1% for affordable housing (up to ₹45 lakh and up to 60 sq m carpet area in metro cities such as Mumbai). There is no GST on a ready flat with an occupation certificate.

How do I check a project on MahaRERA?

Search the project's registration number on the MahaRERA website. Check the promoter, the approved number of flats, the carpet areas, the proposed completion date, any extensions, and the quarterly progress updates. Never pay for a flat that is advertised without a MahaRERA number.

Are redevelopment projects safe to buy in Mumbai?

Many new Mumbai launches are redevelopments of old housing societies or joint developments with land owners. They can be good buys, but check the development agreement, the consent of society members, whether rent is being paid to existing residents, and the developer's record of finishing such projects.

Is the Mumbai housing market strong in 2026?

Yes. Anarock says about 31,750 homes were sold in the Mumbai Metropolitan Region in July to September 2026, up 5% from a year earlier, while launches jumped 27% to about 37,500 homes. Knight Frank says Mumbai recorded 12,622 property registrations in September 2026, the highest September in over 14 years.

How did you choose and rank these 20 projects?

We included new residential projects in Mumbai, Thane and Navi Mumbai launched between October 2025 and mid-October 2026, plus five large projects expected to launch soon. Every project needed details in a stock-exchange filing, developer release or news report. Launched projects are ranked by disclosed value (GDV, revenue potential or, where that was not published, bookings); upcoming projects are listed after them.

How we built this list

We included new residential projects, or new phases, in Mumbai city and suburbs, Thane and Navi Mumbai that were launched between 1 October 2025 and 16 October 2026, plus five large projects expected to launch soon. Each needed published details in a stock-exchange filing, developer release or news report. Launched projects are ranked by disclosed value: GDV or revenue potential where published, otherwise bookings to date, so bookings-only projects may be larger than their rank suggests. Projects without any value come after. Upcoming projects are listed last, ordered by expected value.

Several big developers, including Lodha, report launches only by area rather than by project name, so their 2026 launches could not be included individually.
