Which cities have the most new launches?
Bengaluru and Gurugram lead with five launches each. Bengaluru's launches are spread across the east (Hoskote, Budigere), north (Yelahanka, Sadahalli) and south (Bannerghatta Road), while Gurugram's are mostly on Golf Course Extension Road and in the luxury segment. Hyderabad has only one launch on the list, but it is the largest of all.
| City region | Launches | Combined value | Projects |
|---|---|---|---|
| Bengaluru | 5 | ₹15,872 cr | Sobha OneWorld, Godrej Vanantara, Lodha Beaumont Estate (Fiorana), Godrej Aveline, Brigade Belvedere |
| Gurugram | 5 | ₹15,094 cr | Oberoi Three Sixty North, Sobha Crescent, DLF The Aureva (senior living), Birla Arika, Phase 2, Max Estates THE Terraces at Estate 361 |
| Hyderabad | 1 | ₹9,500 cr | Prestige Golden Grove |
| Mumbai region | 3 | ₹7,528 cr | Piramal Vaikunth, Phase 2, Prestige Forest Hills, Phase 2 (The Prestige City), Godrej Varanya |
| Chennai | 2 | ₹3,030 cr | Brigade Stellaris, Prestige Palm Court |
| Pune | 3 | ₹1,796 cr | Mahindra Codename Sanctum at Mahindra Citadel, Kolte-Patil Vyana at The Reserve, Godrej Ivara |
| Greater Noida | 1 | ₹1,529 cr | Godrej Arden |
| Total | 20 | ₹54,349 cr |
When the top 20 launched
Launches were spread across the year. The April to June quarter was the busiest, with eight of the 20, including the three largest. The pace slowed in July to September, and DLF's sell-out of The Aureva in early October is the only top-20 launch of the October to December quarter so far. Developers usually add more launches around Diwali.
Which launches sold the most?
Ten of the 20 projects published launch bookings. These figures are the clearest sign of demand, because they count homes actually booked rather than planned value. Three Sixty North is in a class of its own; Golden Grove, Vanantara, The Aureva and Arika phase 2 each disclosed bookings of ₹1,600 crore to ₹2,500 crore soon after launch.
How much do homes in these projects cost?
Most developers do not publish prices in their filings, so the chart shows only the five projects where a price was given. All five are luxury projects. If your budget is under ₹1.5 crore, look at later phases of the larger townships, such as Brigade Belvedere's 1 and 2 BHK homes, or check each project's price list directly.
Which developers launched the most?
Godrej Properties has five projects on the list, more than any other developer, spread across Bengaluru, Greater Noida, Navi Mumbai and Pune. Prestige Group has three, including the largest launch of the year. Sobha and Brigade have two each.
What the 2026 launches tell us
- Luxury is still leading. The biggest bookings came from homes priced above ₹2 crore, particularly in Gurugram, where Three Sixty North, Sobha Crescent, Birla Arika and DLF The Aureva together disclosed about ₹13,900 crore.
- Townships are back. Golden Grove (5,120 homes) and Sobha OneWorld (3,484 homes) are large, phased townships on the edges of their cities, where land is cheaper.
- Big brands are moving to new cities. Oberoi Realty launched its first project outside Mumbai, Lodha expanded in North Bengaluru, and Prestige continued to expand in Hyderabad, Mumbai and Chennai.
- Senior living has arrived. DLF sold all 172 homes at The Aureva, one of the largest senior living launches by a top developer so far.
- Launches are phased. Several projects on the list, including Piramal Vaikunth, Prestige Forest Hills, Birla Arika and Mahindra Citadel, are new phases of existing projects, which lets developers price each phase higher if the earlier one sold well.
Buyer checklist: six checks before you book a new launch
- Get the RERA number. Ask the developer or broker for the project's RERA registration number for the exact phase and tower you are buying.
- Check it on the state RERA portal. Search the number on the state RERA website and match the promoter, land area, tower, number of homes and the promised completion date.
- Check approvals and title. Read the approved building plan, the environmental clearance where needed, and the title documents uploaded on RERA. Ask a lawyer to check them.
- Read the builder-buyer agreement. Check the payment plan, the delay penalty, the carpet area, the specifications and the cancellation terms before you pay more than 10%.
- Compare the price. Work out the price per sq ft of carpet area and compare it with ready and resale flats nearby, not just with other launches.
- Budget for all costs. Add GST of 5% (1% for affordable homes), stamp duty and registration, parking, club membership and maintenance deposits, and keep a cushion for delays.

- Long build times. Several projects list completion in 2031 or 2032, so you may pay EMIs and rent at the same time for five years or more.
- Legal disputes. Three Sixty North had fresh allotments halted by the High Court for about five weeks in 2026 over a licence complaint. Check court cases against the land and the developer before you pay.
- Phase pricing. Later phases usually cost more. A launch price is not a guarantee of value on completion.
- Supply. Edge-of-city townships add thousands of homes at once, which can slow resale and rental growth.
- GDV is not sales. A large GDV shows the size of a project, not demand. Bookings, and how many are later cancelled, matter more.
Frequently asked questions
Which are the biggest new residential projects launched in India in 2026?
By disclosed value, the largest are Prestige Golden Grove in Tellapur, Hyderabad (GDV about ₹9,500 crore), Oberoi Three Sixty North in Sector 58, Gurugram (₹8,109 crore booked), Sobha OneWorld in Hoskote, Bengaluru (revenue potential about ₹7,500 crore), Piramal Vaikunth phase 2 in Thane (GDV about ₹4,700 crore) and Godrej Vanantara on Bannerghatta Road, Bengaluru (GDV about ₹3,700 crore).
Which city has the most new launches in the top 20?
Bengaluru and Gurugram have five launches each. The Mumbai region (Mumbai, Thane and Navi Mumbai) and Pune have three each, Chennai has two, and Hyderabad and Greater Noida have one each. Bengaluru has the highest combined value.
Which 2026 launch sold the fastest?
Oberoi Three Sixty North booked ₹8,109 crore, the most of any 2026 launch, with bids about 3.7 times the homes on offer. By speed, Kolte-Patil sold over 600 homes worth more than ₹600 crore at Vyana in Pune in 60 hours, Godrej sold over 1,000 homes worth more than ₹2,000 crore at Vanantara in its launch week, and Prestige sold over 1,700 homes at Golden Grove in two weeks. DLF sold all 172 homes at The Aureva.
What does GDV mean in a project launch?
GDV, or gross development value, is the total amount a developer expects to earn if it sells every home in the project or phase at its planned prices. It is an estimate, not sales. Bookings are the value of homes actually sold, and buyers can cancel some bookings later.
How do I check whether a new project is RERA registered?
Ask the developer for the RERA registration number and search for it on the state RERA website, such as Haryana RERA, MahaRERA, Karnataka RERA, TG RERA, TN RERA or UP RERA. Check that the project name, phase, tower, promoter, land area and completion date match what you are being sold. Do not pay for a project that is advertised without a RERA number.
Is it safe to buy a home at launch?
Buying at launch can get you a lower price and a better choice of flats, but you carry the risk of delays, changes and legal disputes until the home is built. Most projects on this list have completion dates in 2030 to 2032. Buy only RERA-registered phases, check the developer's delivery record, and pay according to construction progress.
What are the prices of the new launches in this list?
Most developers do not publish prices in their filings. Where they did, Max Estates THE Terraces starts at about ₹2.4 crore, Prestige Forest Hills phase 2 at about ₹2.73 crore, Lodha Beaumont Estate ranges from about ₹3.2 crore to ₹7.3 crore, Sobha Crescent starts at about ₹5.75 crore, and DLF The Aureva averaged about ₹11.5 crore per home.
What taxes do I pay on an under-construction flat?
GST is 5% of the price, without input tax credit, on an under-construction flat, or 1% for affordable homes (up to ₹45 lakh and within carpet-area limits). There is no GST on a ready flat with a completion certificate. You also pay state stamp duty and registration, which range from about 5% to 9% of the value depending on the state.
What happened with the court case on Oberoi Three Sixty North?
In July 2026 the Punjab and Haryana High Court stopped fresh allotments at the project until the Haryana planning department (DTCP) decided a complaint seeking cancellation of its licence. Oberoi Realty says the DTCP dismissed the complaint on 13 August 2026 and the restriction has ceased. Buyers should still check for any appeal.
How did you choose and rank these 20 projects?
We included residential projects or new phases launched in India between January and October 2026 by listed or large developers, where the developer disclosed a value in a stock-exchange filing or press release. We ranked them by that disclosed value: GDV, revenue potential or bookings. The ranking measures size, not quality or investment return.

How we built this list
We included a project if it was a residential project, or a new phase of one, launched in India between 1 January and 16 October 2026 by a listed or large national developer, and the developer disclosed a value for it in a stock-exchange filing, results release or press release. We ranked the projects by that disclosed value. Where a developer gave a range, we used the top of the range. Where it gave both GDV and bookings, we used the larger figure and show bookings separately.
Values are not directly comparable: GDV and revenue potential are plans, while bookings are sales. The ranking measures size, not quality, safety or likely returns. We did not include projects that were still in pre-launch or had no RERA registration, such as projects announced for the October to December festive season. Unit numbers marked “sold at launch” are counts of homes booked, not total homes.
